2009 marks The Urban Group, Inc.’s (TUG) 25th year as a real estate consultant firm. TUG’s professional focus is in providing real property related support services to public sector clients, non-profit corporations, and private sector companies involved in government financed projects. The firm undertakes work in housing and community development, program administration, real estate asset management and sales, right-of-way acquisition, residential and business relocation assistance, we work primarily on projects using public finding and initiatives.

TUG has developed a broad mix of expertise, knowledge, and experience in managing and implementing projects for public sector clients involved in projects that are guided by legislative policies or and when federal funds are used.  TUG has facilitated land acquisition projects governed by local acquisition policies, as well as policies and practices specified in the “Uniform Relocation Assistance and Real Property Acquisition Policies Act of 1970, as Amended” (URA), and HUD 104(d) programs.

Pursuant to Florida Statue 723, TUG manages tenant relocation advisory and mobile home disposition services when mobile home lease lot communities close and residents are required to move.

In accordance with Federal Aviation Administration (FAA) policies, TUG leads the noise mitigation program services for airport runway expansion plans at Fort Lauderdale-Hollywood International (FLL).

The firm has carried out unique real estate asset management for foreclosed properties in custody with U.S. Department of HUD, and for forfeiture properties held by the U.S. Marshals Service.

TUG is a managing programs in accordance with the Housing and Economic Recovery Act of 2008, Title III of (HERA) Neighborhood Stabilization Programs (NSP), and Emergency Supplemental Appropriations Act for Defense and Hurricane Recovery of 2006 under the specific requirements of HD CDBG, HOME and SHIP funding.  TUG is administering program activities for South Florida governments that have received over $19 million in federal funds.

A Florida Realtor(®, TUG maintains affiliation in a number of other professional and industry organizations including: National Association of Housing and Redevelopment  Officials (NAHRO); Florida Housing Coalition; American Society of Appraisers (ASA); Florida Airports Council; International Right-of-Way Association (IRWA); Florida Redevelopment Association (FRA).

CURRENT PROJECTS:

Program Management of the Residential Noise Mitigation Program at the Fort Lauderdale-Hollywood International Airport Broward County Aviation Department.   Broward County Aviation Department intends to provide noise mitigation measures to upwards of 2000 residential homeowners.

Program management and implementation services for Palm Beach County, Florida Housing and Community Development Department in a Federal Disaster Relief Initiative (DRI) Recovery Program related to the effects of Hurricane Katrina and Wilma.  Project facilitates CDBG, HOME and SHIP funding programs for 18 different sub-recipients activities.  County has awarded $17.5 million.

Land and right-of-way acquisition services for the City of Fort Lauderdale Downtown Development Authority that is developing light rail system.  The streetcars will travel a 2.7 mile route using double tracks.  The $150 million system, which will replace Sun Trolley buses, is expected to be operational in 2012. To Address the growing problem of housing foreclosures, Congress passed the Housing and Economic Recovery Act of 2008 (HERA).  Title III of HERA established the Neighborhood Stabilization Program (NSP).  $4.3 million was appropriated to the City of Pompano Beach for emergency assistance to acquire and redevelop foreclosed properties.  TUG is implementing the City's plan to purchase and rehabilitate foreclosed and abandoned properties that otherwise would become blighted structures in a community.

Relocation of 835 displaced mobile home park residents in a 110 acre mobile home community displaced because the park will close.
